When Sam and Jack Hoffman broke ground on their first 262 homes in 1955, the village that would bear their name was mostly farmland along Higgins, Golf, and Roselle Roads. Over the next four decades, Hoffman Estates grew rapidly — population jumped from roughly 8,300 in 1960 to more than 22,000 by 1970 — producing wave after wave of subdivisions that now define the village's residential character.
The result is a community where the housing stock spans about four distinct eras: the original mid-1950s ranch and split-level homes in the Parcel A / Highland Boulevard area; the homes of the 1960s and early 1970s in subdivisions like High Point and Winston Knolls; the larger homes built into the 1970s in areas like Westbury; and the newer two-story construction in subdivisions like Bridlewood. Each era has its own ceiling construction and wiring considerations — and we're familiar with all of them.

The most common ceiling type across Hoffman Estates' postwar subdivisions is drywall — which is exactly what our standard pricing is built around. A note on older homes: The very earliest Hoffman Estates homes — those from the mid-1950s and early 1960s — could occasionally have plaster ceilings rather than drywall, though this is less common than in pre-war suburbs. Plaster is a non-standard ceiling type that may require an adjusted quote. We assess the ceiling before any work begins and will always tell you upfront if your situation falls outside the standard range.
Ceiling heights over 9 feet — found in some of the newer homes near Prairie Stone — also may require an adjusted quote, since taller ceilings add complexity to the installation. Standard pricing covers the overwhelming majority of Hoffman Estates homes.

Neither of these makes installation impossible — we work in these layouts regularly across the northwest suburbs. We route wiring to minimize drywall cuts and patch any openings before we leave. Standard pricing applies as long as ceiling heights are 9 feet or under and walls are drywall.
For a straightforward retrofit — replacing existing fixtures or adding lights to an existing circuit — most projects do not require a separate permit. The Village of Hoffman Estates does have an electrical permit process through its Code Enforcement office for larger electrical work. If your project scope warrants a permit, we'll let you know upfront and can quote that process separately.
